Nor does the expiry of a tenancy contract automatically give a landlord an unrestricted right to remove a tenant.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The relationship between landlords and tenants in Dubai is governed by a statutory framework that places important limits on both sides.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The principal legislation remains <strong>Law No. 26 of 2007 Regulating the Relationship between Landlords and Tenants in the Emirate of Dubai<\/strong>, as amended by <strong>Law No. 33 of 2008<\/strong>. The framework is supplemented by <strong>Decree No. 43 of 2013<\/strong>, which regulates rent increases, and <strong>Decree No. 26 of 2013<\/strong>, which established the <strong>Rental Disputes Settlement Centre (RDC)<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There is also an important 2026 development at the federal level. <strong>Federal Decree-Law No. 25 of 2025 promulgating the new Civil Transactions Law came into force on 1 June 2026<\/strong>, replacing the former 1985 Civil Transactions Law. The new law provides the general civil-law background, while specialised Dubai tenancy legislation continues to be particularly important for landlord-tenant disputes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For anyone renting or owning property in Dubai, the practical question is therefore not simply, &#8220;What does my tenancy contract say?&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The more important question is:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Does the proposed action comply with the tenancy contract, Dubai tenancy legislation, the applicable notice requirements and the procedure recognised by the RDC?<\/strong><\/p>\n\n\n\n<h2 id=\"h-1-the-legal-framework-governing-tenancies-in-dubai\" class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"1_The_Legal_Framework_Governing_Tenancies_in_Dubai\"><\/span>1. The Legal Framework Governing Tenancies in Dubai<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The starting point is the written tenancy contract.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Under Article 4 of the Dubai Tenancy Law, the lease should identify the property, its permitted purpose, the duration of the tenancy, the rent and the method of payment, among other particulars. Lease contracts and amendments are required to be registered with RERA, ordinarily through <strong>Ejari<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This registration is not merely an administrative formality.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">An Ejari record can become important evidence when a dispute later arises concerning:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the agreed rent;<\/li>\n\n\n\n<li>the duration of the lease;<\/li>\n\n\n\n<li>renewal;<\/li>\n\n\n\n<li>payment obligations;<\/li>\n\n\n\n<li>notices;<\/li>\n\n\n\n<li>eviction;<\/li>\n\n\n\n<li>or other contractual terms.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The Dubai Land Department has also continued to expand digital tenancy services. Eviction must be based on a legally recognised ground. Notices must satisfy the applicable requirements. Evidence must be preserved. And where a dispute arises, the Rental Disputes Centre provides a specialised mechanism for settlement, adjudication and enforcement.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The 2026 legal environment also deserves particular attention because Dubai&#8217;s rental system is becoming increasingly digital, while the UAE&#8217;s new Civil Transactions Law has introduced a new general civil-law framework from 1 June 2026.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For a landlord or tenant, the safest approach is therefore not to act on assumptions such as <strong>&#8220;the landlord can always increase the rent&#8221;<\/strong> or <strong>&#8220;the tenant can never be evicted.&#8221;<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Neither statement is an accurate description of Dubai&#8217;s legal framework.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The real answer depends on the tenancy contract, the applicable statutory ground, the notice, the evidence and the facts of the individual case.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>The legal position is checked against official Dubai and UAE sources available as of September 2026.
