Currently I am living in a rented house in bangalore for 3 months. The rental agreement says that one month notice should be given by the tenant before vacating. We face lot of issues with the house and the owner is also a big miser when it comes to fixing those issues. So I have decided to vacate the house. I have given a one month notice period as specified in the agreement. But the owner says that a minimum tenancy of 6 months is required and he is not telling O.K to vacate the house. The advance amount is 50,000 and I am asking him to deduct July+August month rent and maintenance charges from the advance but he is insisting me to pay the July month rent as well.
I have given the one month notice as requested in the agreement all I want is to get my remaining advance amount on time. How should I approach this issue. Is a minimum tenancy period required, unless it is mentioned in the agreement? How do I ensure that I get my advance amount back?

since he is unwilling to refund that is why he wants you to stay till the amount is utilized by you.

you can send him a legal notice to sort out the issue.
