Hello,
I have rented my property in Bangalore to a doctor for past 6 years (renewable every 12th month with written agreement). We have good understanding and I have no complaints so far. But as a landlord should I be concerned about renewing the property for long and unconsciously facilitating in legally viable claim to the property later? how long is good to renew or when is the good time to change tenant if this possiblity is true? Is there any specific agreement to address this or any standard rental agreement protects the landlord from such claim should there by any issue?

Since the agreement is in a renewal basis technically he is your tanent for 11 months.

but circumstancial evidence will prove otherwise.

hence you should change your tanent now its high time.

another thing make sure your rent is as par the rate others are asking in your locality.

if you charge less tanent wont leave your property.

know this a tenant is never a landlords well wisher.

so use your best judgement

how may this adverse to me?

Alternatively may I know is there any other proper rental agreement model that protects my property from illegal claims? Alos is there any possibility for the tenants to make claims after certain years of stay legally?
