Joint owner of the property and it's inheritance.

Hi,

We have one property whose joint owner was my father and my mother. My father expired. Can my mother trasnfer property to whoever she want to trasnfer?

One more question, If she can not transfer whole property, since she is joint owner, can she trasnfer her share of property to any of her son or daughter?

She has half rights as of now, the other half will be divided equally amongst all legal heir including your mother

Since my other brothers not ready to divide the property, can  my mother transfer her half ownership to someone she want to either directly or in her will?
