Discrepancy in original and resale deeds
« on: May 21, 2015, 07:09:15 AM »
I recently purchased a flat on resale from the original buyer. It was paid for and duly registered at the office of the registrar. However, on checking the sale deed I now find that the measurements of the various rooms mentioned in the plan (diagram) differ from the actual ones as also from the ones mentioned in the original buyer's deed. For example, one room which is actually 10'x13' and shown as such in the original deed  is shown as 10'x16' in the resale deed plan.(The measurements given in the original deed which was given to me by the original buyer  match with the actual ones.) However, the super-built area mentioned is the same in both the deeds  and is correct.

My questions are:

1. Can this discrepancy between the two plan drawings (as they appear in  the original and later deeds) give rise to a problem, especially for subsequent  transfers by sale?

2. If so, what should be done to rectify the error?

outer extent prevails over everything. you could have also changed it after you purchased. So dont worry nothing will happen.
