Respected Sir,

I have purchased a flat in appartment in Baroda. The total cost is about 30 lakhs.
Till now I have paid token amount & other charges of about 10 lakhs. For the remaining amount Iam taking bank loan.

But, from past 3 months, since i have paid the money the builder is not providing us the banakhat document; which iam supposed to submit to the bank, in order to get my loan approved.

builder is citing sum unusual reasons like hi9s architect is not in town, or there is some permit problems.

Sir, please guide me what to do now? is builder cheating me? or should i cancel the deal & take my money back?

Query is not clear, did you take possession or executed registered deed of conveyance? If you have only agreement of sale, then you can send a legal notice to the builder to claim your booking money with interest. If the builder would not comply, you can file a complaint case in Consumer Forum/Commission for deficiency of service and unfair trade practice.

the builder is not providing the Banakhat document i.e. the agreement to sale.

i have to submit this document to bank to get home loan
