Lease Rent and eviction queries

Dear Madam/Sir's,
                             I have recently give my establishment on a
4 Year Lease basis.These are my queries.The Legal agreement
is quite strong and well done, with termination clauses and all.

My questions.
1.Will it be difficult to evict/eject a tenant after the expiry of
   the period/term mentioned in the Lease.

2.Should I change name on a new lease agreement if I renew
   the lease after the period mentioned in the lease with the same
   tenant.Change name meaning the tenant/lessee name should
   be different in the new lease agreement , as I am giving the
   building to a group of doctors,change the name to another doctor.

3.I was told new laws make no difference to the duration a tenant
   stays in a building.It could be even 50 Years, I can still evict him
   any time.AM I correct. ?

Answer to the query no.1
Definitely not, if you have strong reasons to evict a tenant. The notice for eviction as well as drafting of plaint should be made cautiously.

Answer to the query no.2
No, it not at all required or will be helpful to you legally at the time of eviction.

Answer to the query no.3
Duration of tenant can be made by agreement. After expiry of same you may ask him to leave or renew it. On the other hand you can evict a tenant at any point of time once he has breached the terms and conditions of agreement or relevant law.
