I am in usa and my father intends to transfer his house on my name. Can he register it on my name with out me physically not present in india. Can a gift deed be possible.  Also, after he transfers it on my name, can he change mind and give it to anyone else.

Your father can make a gift deed.
gift deed is irrevocable.

but for his safety he should rather make a registered will

At present circular and rules you have to personal appearance in Sub_Registrar office as a donee for acceptance and uploading your photograph.

Deed of Gift cannot be made without your physical presence. Now question of revocation does not arise at all.
