buying GPA Property (apartment)

hello sirs

im planning to buy an apartment which is five years old. The current owner is lady and staying in USA and want to sell property by giving GPA to her father. I have specific questions and need your help in getting clarify

a. The owner in USA signed documents giving GPA to her father. however, it is only notarized in USA. Is it required to get attested in Indian embassy in USA for that GPA to be valid? or only notary in USA is fine?

b. We are planning to go for sale agreement, after which i will go for home loan. Should the sale agreement document also to be registered in SRO? or it is not required?

c. any specifc precaution need to take when purchasing GPA property?

Actually, I had posted your answers but now I am surprised that those were not posted. Anyway I am replying again.

Answer to Query no.A
Notarized GPA at USA is enough. No need to to be attested before any officials.

Answer to Query no.B
Agreement for Sale is a document/deed which is compulsorily required to be registered before SRO.

Answer to Query no.C
Definitely you have to make 'Searching' in respect of that flat. Agreement for Sale must be drafted well to avoid future legal complications. Further GPA have to be checked line by line. Many loop holes may be present which cannot be identified by general person.
