Buying plot at rate less than circle rate

I have purchased a plot of 237 sqyd in Haryana at rate of Rs. 6000/sqyd (Total 1422000). While the circle rate is Rs. 12000/sqyd.
Seller wants to register the sales deed with value of 1422000 and stamp duty of Rs. 171000 (6% on circle rate for husband and wife jointly).
Will there be any problem (legal/taxation) to me as buyer, if sales deed is registered as per these values?

You have to pay registration stamp duty fee as par the circle rate

There is no circle rates or purchase rates. Now registration fee and stamp duty of any immovable property is being given to the registrar office as per their (Govt.) valuation not as per face value. You must take a consultation with a lawyer and ask him to make a query report before concern Sub Registrar or District Sub Registrar Office. You must make a thorough searching in respect of the property you proposed to purchase to avoid legal complication after purchasing it. Seller will not be responsible for any legal complication after selling his property to you.
