UDS re-alignment

We are in the process of demolition and reconstruction of an Apartment.

The reconstruction is for a total built-up area higher than the existing built-up area.

The new construction (or the additional built-up area) is all being taken and paid for by a few of the existing owners.

So, the UDS for each owner considering the new reconstruction area is to be re-aligned.

For this re-alignment to be accomplished, a few owners have to transfer a portion of their existing UDS to a few others, depending on the proportion of the total land area to the newly constructed area.

For this re-alignment to be documented, can a few owners join together to sell it to another owner, vide a single sale deed? Or would it have to be 1 Sale Deed for each person's relinquished share transferred to one buyer? To put it simply, should it be 1 Sale Deed  for 1 Seller or 1 Sale Deed for 1 Buyer?

Expert  opinions from this forum is requested. Please advise.

It is not clear for me what you actually want to say and want to know. Please say clearly without making any complex in the sentence. What is the full form of USD??
