Urgent:Can i buy flat if previous sales deed are not registered

I m in between a deal where the part payment is done and suddenly spotted issue in the paperwork so i need highly expertise suggestion on this matter asap

So here we go
I m planing to buy a 1rk(180sqft) in Santacruz west mumbai market value 48lacs and agreement value 32lacs

30 years before the land on which the flat is ,was belong to a person name "ABC".

On the same land there was slums (chawl).

"ABC" sold his land to "xyz" builder and ask him to make 2 society on same land 1 for commercial and another for slum people (180sqft).

Builder had assigned flats to the slum people on ownership basis for "free of cost" mentioned in the agreement .

My Case ---
In this 30 years, Party A sold the flat to B ,B sold the flat to C and now i m willing to buy from party C(current owner)

List of documents party C has----
Agreement between builder and party A
Sales deed of party A and B
Sales deed of party B and C
Maintaince and light bill on party c name

List of document i can obtain from society---
Society noc
Share certificate
Municipal tax paper
Property card

Now the problem is sales deed of party A and B is made on 4th April 2008 and deed of party B and C is made on 8th April where as the transaction took place in a gap of 5 to 10 years

Most important issue both the deed are not registered and also the stamp duty is paid very very very less as compare to 2008 ready reckoner

My concern is
Can i registered my sales deed without previous agreement to be registered if yes then how??

If any how i registered my deed then what are the issues i can face in future??

what will be ur bestopinion on this matter
As i said i had made part payment so looking for urgent resolution

It is better for you to go for consultation in details. But under free advice I can say that if the property was not registered earlier then it is better to avoid it. But there is a way for which you have to go for consultation in details.
