Ancestral property any risk from unknown heirs

Plan to buy ancestral agri property near ponneri. Seller wants to sell part of property share his family own. They have patta, adangal, original deed of property in his name and their legal children are ready to sign during registration along with him. From online EC, based on his survey no. provided, looks to be no transaction in 30 years.

My question are:
What are risks, if any?
I could not confirm if seller's sibling / their children.
Is it compulsory for seller's parent will, since all docs are in my direct seller name for 40+ years now?
How to confirm seller's ( all his ) heirs are part the deed execution.? Do I need to request any family survival certificate to protect my self from legal issue later from unknown heir not mentioned in deed/sign deed.

Before purchasing a property you must go through a thorough SEARCHING of property in details and get a certificate from an experienced lawyer of Non Encumbrances Certificate. Lastly you must give a paper publication in the 2 daily circulating newspaper in both English as well as in local language.
