General POA vs Specific POA

I have given General Power of Attorney to my mother to buy, sell , rent, leave license properties in India. It has been registered, paid stamp duty. It worked well during buying one property  (X) . I tried to use the same again during the renting process (leave license) another property (Y), which was acquired earlier. I was told that I need a specific power of attorney with property Y clearly identified in the document. The General POA will not work even though it clearly has a clause to leave license any property. That doesn't seem correct to me. Any advise?

Whoever said/ asked/ questioned in respect of GPOA is absolutely correct. General POA is  to anything with a specified property and Specific POA is to do particular thing in respect of specified property.

GPOA is valid.
The other guy is playing legally smart and asking you to get a Specific POA so as to protect himself from future action(looks like he is legally smart and also most insecure)
