I am trying to buy 20 years old flat in Hyderabad. The flat was in 4th floor and in the sale deed it was mentioned as flat no 403 in 4th floor. The builder has constructed another floor with out permission and instead of four floors the building was constructed with 5 floors, but the floor numbers were marked as G, 1,2,3 & 4. Accordingly the flats were given numbers like G1,101,201,301 & 401. The owners are paying municipal tax with these numbers only. The seller from which i am buying the flat is paying the tax with flat no 303 though the flat is in 4th floor. As per the documents 303 was not allotted to anybody and 403 number was mentioned in the sale deeds of both 403 and 303 owners. Is there any remedy to correct the mistake after a gap of 20 years. Is there any risk in buying the flat. please advise.

If, in the Sale Deed of the owner it is correctly flat number is mentioned, then ask the owner to make a declaration and correct before the municipal corporation. After that you can register the flat. Numbering of flat does not bother at all rather particulars of flats should be mentioned clearly like area, floor, etc.
