area to be mentioned in schedule of property

Sir, i have purchased a flat in kolkata which is governed by Apartment Ownership Act of West Bengal 1972. The property was constructed by West Bengal Housing Board and the previous owner mortgaged the property and on default, i purchased it by way of auction from a nationalised bank. The bank has registered the property in my name wherein the super built up area is mentioned as 1105 Sq. ft. On going through the chain deed, it was found that myself was the fourth owner. The first two deeds mentioned the area as covered area as 473 sq. ft. Third deed mentions about extension of the flat and area is mentioned as 1105 sq. ft. whereas the sanction plan mentions it as having covered area of 673 sq. ft. only. The flat has been extended for the second time by me by 231 sq. ft as per sanctioned plan of the municipal corporation which mentions the area now as 810 sq. ft. of covered area. Now i want to sell my flat. What should be the area mentioned by me in the schedule of property?

It is not possible to provide you accurate advice until I see your Deed of Conveyance and its history. But as per your statement I can say that you have to sell out the flat as per present and sanctioned area with its super built up.
