I am resident of Sangli Maharashtra. In my property one tenant live from more than 25yrs. We didn't have any contract for his tenancy. From last 12yrs tenant doesn't pay us any rent nor electricity bill.
His electricity and other municipal bills paid by us as owner. Now we require possession of our home but he refused to evacuate. We have fear that he claim our property under 'Kulkayda'. So we yet not file any case against him in court.
So please give me idea for evacuation of tenant and getting back possession of home.
As well as if possession not possible then at least recover rent as per current market rates.

Dear Sir,

Please don't worry about Kul Kayda, as the same is not applicable to you. You are not selling your property, hence the tenant cannot claim any right to purchase the property.

As per the rent of the premises, please file a suit for possession/evidence either before rent controller or before the civil court as applicable. You will be getting the possession of your property.
