Hi Sir/Madam

I am planning to buy a property from a seller who has purchased the land 25 years back through GPA sales(Notary GPA and not Registered GPA) . There are mixed views on this subject , Nationalized banks don't entertain lend loan on GPA properties and NBFC's do lend loan.

From buyer perspective , could you please clarify whether is there any legal issue if I buy a property which was bought buy the seller who purchased it 25 years back.

In future if I want to sell the property, what are the problems.

GPA does not hold any value these days.

If you buy such property you have to ensure the property is registered in your name.

how you do it, you need a lawyer for it, visit one he will give you the idea.

It will not be safe to proceed with the sale. I am not saying that property is bad but I am afraid you may face legal complication in future only due to GPA.

There is alternative way to register the land safely for which you have to for Consultation in details with me.
