Have only single Mother deed for 2 flats

We are buying a flat in Hyderabad.The seller registered both flat 101 and 102 on a single sale deed when he bought 2 adjacent flats in a floor.Now he is selling flat 102 to us but only have a single mother deed and is saying he can't give us original mother deed document as he want to sell flat 101 in future.The building approval plan have clearly 2 flats.

How to proceed?What documents should we ask him? and how to draft our sale deed to avoid complications?

We are taking loan from a bank and they are saying by taking the loan as mortgage loan,there will be no need of mother document and after paying full loan we will get full rights of the flat 102.is it correct??

Please kindly give your opinions.

You can go ahead with the purchase without having the mother deed. In order to secure loan from the bank, you can persuade the authorities to work out the same by providing them a duly certified duplicate copy obtained from the revenue/registry office. Ans: It is very simple but tough to understand for layman as its absolutely legal matter. if you have advocate then he should have knowledge how to draft it otherwise you can contact me. No need of mother deed but you must go for thorough property search and due diligence
