Increasing Rent

Hi,

Unfortunately I did not get any response on my other thread on tracing tennants.

My new query is can I file a case to evict tennants, and at the same time a case to increase the rent.


Background.  we gave a property for rent almost fifty years ago. The orginal tennant went into partnership with somebody else.

We have been trying to evict them eversince.  Unfortunately due to various family problems the case has not been fought for the last twenty years.

The property is now passed on to me and I want to evict them.

The rent they last paid was Rs75 per month. The rent for a similar property next door is RS 95000 per month.

I have no idea how to get hold of my orginal tennat, just his so called partners.

They went into partnership to avoid giving the property back.  Our orginal tennant has only 1%share in the business.

So what i would like to know is can I file a case to evict tennants, and at the same time a case to increase the rent.

Thanks in advance, I am grateful for any help advice received.

Ps I am based in Kerala.  I am over 50 years old so I don't have long to fight a long drawn out case.

you cannot file two contradictory cases at the same time.

you either evict your tenant or increase rent
