Settlement deed and sale of inherited property - Christian

We are a christian family of father ,mother and 7 children (1 son and 6 daughters). Our father passed away in 2005 and he had a land (which he purchased in 1987) and a home he constructed in this land. In 2006, all the children together executed a settlement deed in favour of our mother and she was living there until her death.

However in 2010  she issued a settlement deed to one of the daughter and made her absolute owner of the the property and house. This daughter now wanted sell the property and we would like to know the below.

1. Can she sell it with out consent from her major daughter ?
2. Can any of the other sisters and brother can challenge this ?
3. The settlement deed in 2006 was to settle 7/8th undivided share of property to our mother. Where as one lawyer told us that as per 1925 succession act, christian children will get only 1/3 undivided share hence settlement of 7/8th as mentioned in the deed itself is not valid. Is this correct?
