Government ration shop not vacating our building

My father had rented our shop in theni(Tamil Nadu) for government ration shop 10 years back and the agreement period is for 5 years. The agreement period expired 5 years back itself but even after that, they are not vacating the shop. Whenever we ask them to vacate they are not vacating(Saying reasons like we don't have any other shops to move) and because of there continuous possession our shop is getting damaged. The concerned officer is not even hearing our problems and not vacating the shop. Tried everything to convince them verbally but they are refusing to vacate.

Also, we are not sure how much time and money it will take if we go for court proceeding to vacate the shop.


They are paying the same rent for 10 years.

It would be great if you can suggest legal options for vacating the shop.

You have to send notice to quit and subsequently you have to file Eviction Case against the Tenant/ Lessee whichever is applicable or you can send a notice for enhancement of rent. No other alternatives you have.
