Rental Agreement Laws

Dear Sir,
I own a flat which is inherent through my father, its a residential apartment where there is rented to a company where they are using frm last 20 years now. After my fathers death, i approached them to resign a new agreement with me as the owner has now changed.
The tenant denies to do so, as they are paying a rent of Rs. 2300 only for a apartment of 840 Sqr ft.
What does the law say when the new owner wants to resign a new agreement with the tenant and the tenant denies it? I would like to know which act and which section should i refer to to take back the possession of my apartment.

The rent of the property is under rent control act. Please file a eviction petition under rent control on the grounds of personal use or any other grounds which suits the facts of the case. Once you get the eviction then only you will be able to increase the rent by giving it to some other tenant or put to your own use.

The company is right in its own terms as they are payment the rent which is comes under rent control act and you cannot force them to increase the rent.

Dear Sir,

You can get issue a legal notice and thereafter file a suit for eviction. In the meanwhile get the property transferred in your name in the local authority office that is municipality.
